Great location and lovely accommodation
Great location for walking and using the free tram to get to all the main attractions. I booked a superior one bedroom which was well equipped, nicely furnished and clean. Great balcony although the road below was quite noisy. The staff were all lovely and helped without question when a small problem arose. Great value for money.

Never again. A terrible experience but worse, no email response from Management.
One word comes now to mind and that is avoid!
I rarely, if ever write bad reviews but an exception here. Why, well, management never replied to emails of 29 May and 3 June, detailed with photos.
The list below was detailed but I won't here.

A top place to stay
We booked a one-bedroom North Terrace apartment with balcony and were pleasantly surprised. The room was exactly like the picture on the website. Clean, fresh, nicely furnished, plenty of storage, quiet, and a comfy bed. Also in a great location only a stone's throw from many other hotels for drinks and dining out, and a decent coffee shop situated right on the corner. It was a win-win all round!

I called the hotel in advance to let them know I would be arriving late. During that call, I specifically asked about onsite parking and was told that parking was available, there was no need to book.
Unfortunately, my arrival experience was quite disappointing. When I arrived, I was told the only parking available was around the corner. The explanation was confusing, and it sounded as though I would need to walk a considerable distance with my luggage. I was then told that a parking space could be taken from another guest's booking to accommodate me. As I had been advised there was no need to book parking, I questioned how that would be fair to someone who had reserved a space.
The staff member also stated that there was no lift access to the building, which turned out not to be entirely accurate. The issue was only access from the car park. After further discussion, I was informed that there were actually spare parking spaces available. Throughout the interaction, I felt made to feel like an inconvenience rather than a guest. By this stage, I was upset and honestly considered leaving and finding alternative accommodation. The staff member came across as rude and the information provided was inconsistent and confusing.
In the end, we parked onsite and only had to walk up two short flights of stairs before accessing an elevator to reach our room.
The room itself felt much more worn than the photos suggested, and there was an unpleasant smell throughout the floor. Cleanliness

Very run down and not how it is advertised
We decided on a last-minute family staycation and chose this hotel because it advertised an indoor heated pool and in-room dining.
Unfortunately, the experience was disappointing. The in-room dining service had already closed at 2pm by the time we checked in, which wasn't made clear when booking. The indoor pool was freezing because the heater was broken, making it unusable for our family.
The bathroom also appeared poorly maintained. The grout, which should have been white, was black in most areas, with only a few patches still showing the original colour. The TV in the room was very small and flickered constantly, which made it unpleasant to watch. The carpets were marked with stains.
Besd were comfortable and staff were friendly. That is about the only positives of the stay.
