Great value
Pulling up in front of the Mantra to park in Grey Street is a little dicy ; there are only a few "10 minute" spaces and they are mostly taken, so we had no choice but running the risk of an "illegal parking" fine during check-in (the receptionist told me not to worry). We opted to use the valet parking, which costs $ 50/night.
As Accor Members we were upgraded to room 706, which was a spaceous 1-bedrm unit with everything you could possibly need (large kitchen/living area, bed- and bathroom). Everything modern, clean and practical. The staff had really pampered us with a welcome bottle of red and Easter treats.
The A/C was really cold and I could not figure the control panel to turn it down or switch off, so a staff member came up to assist ; but she was unable to work it either and suggested we open the window, which would disable the system . . .
There is a narrow 20m lap-pool on the second floor and a good size gym as well.
Breakfast is on the ground floor in Ovello ; it is a-la-carte and the breakfast package allows you "one of each". We were rather disappointed in the quality of food : no fresh orange juice, thick slices of fat-drenched bread, pre-mix eggs.
Check-out was unpleasant : due to a "system error" we were overcharged, but front-desk staff refused to resolve this mistake on the spot and had to "consult with management first". Only after my follow-up email this charge was refunded (with an apology).
These minor issues don't diminish our overall opinion of Mantra South Bank : the hotel has a superb location (especially if attending a QPAC event), the standard of room and amenities is excellent and it offers great value for money.

It's wonderful to hear the upgrade to room 706 hit the mark, and that the welcome touches from the team made you feel at home. A bottle of red and some Easter treats — that's exactly the kind of arrival we love to create.
You've raised a few things worth addressing. The Grey Street drop-off situation is a genuine frustration and one I'm actively lobbying Brisbane City Council to improve — dedicated short-stay access for arriving guests remains a priority for us. On valet, $50 per night does reflect the South Bank market, though I appreciate it adds up.
The air conditioning issue is frustrating, and I'm sorry the staff member who attended wasn't able to resolve it on the spot — that's something I'll follow up with the team to ensure we have better answers ready for guests.
Breakfast feedback is noted. Ovello's à la carte offering should feel fresh and considered, and what you've described — pre-mix eggs, heavy bread, no fresh juice — falls short of that. As all of our eggs are free-range and made onsite. Juice is also commercial, but squeezed and the Milk Loaf is baked daily by a local bakery, but it is huge.
The checkout overcharge is the one that sits uncomfortably with me. A billing error should be resolved at the desk, not escalated via follow-up email. I'm glad it was refunded, but the process let you down and I apologise for that.
Despite the bumps, I'm really glad the overall experience landed well. We'd love to welcome you both back.

Don't Book - dirty, moulding and musty
Unfortunately, the condition of the room did not meet expectations. The room appeared tired, with rusty shower frames, mould on the grout and tiles, and paint lifting from the walls and skirting boards. There was also a noticeable build-up of dust along the skirting boards, which impacted the overall cleanliness. In addition, we felt that both the room and bathroom were not properly cleaned overall, which raised concerns about hygiene standards. This unfortunately led us to question how clean the bedding was, and as a result, we did not feel comfortable or at ease during our stay. The room also had a strong musty smell, which further contributed to an unpleasant environment. Overall, we did not have a restful sleep or an enjoyable stay.

I won't dress that up. You should have walked into a room that felt clean and cared for, and that didn't happen.
When the cleanliness of a room raises doubts about the bedding, we've failed at the most fundamental level of hospitality. I'm sorry that discomfort followed you through the night and cost you the rest you came here for.

Amazing helpful and quick check in
The girl who served was lovely and quickly organised valet parking herself straight away so we were in our room so quick even though we were early for check in

We enjoy staying at Mantra Southbank, it is our go to, easy to pull up out front unload, check in, they park your car, great staff, amazing rooms, great restaurant and bar.

Stayed to attend a conference at the Rydges next door where rooms were double the price. Met all needs. Bathroom grout a bit dirty and off putting but room otherwise clean.
