Very nice property. Very clean, very helpful staff, large room, air-conditioning works well and late July in August. Have stayed here before, and will definitely stay here again.

We stayed at Hotel Busby for four nights and overall had a very good experience.
The front desk staff were the highlight of our stay. They were consistently friendly, professional, and incredibly helpful. They arranged transportation, made drinks at the lobby bar, gave excellent restaurant recommendations, made check-in easy, and always had beach towels ready. Their customer service was exceptional.
The location is also excellent. It’s within walking distance of the train station and tram, making it easy to explore Nice, Monaco, and the surrounding area. Our room had four single beds, a refrigerator, and a lovely terrace.
Housekeeping was inconsistent. Our room wasn’t serviced for the first two days, and later visits included fresh towels but limited cleaning. It wasn’t a major issue, but more consistent service would have been appreciated.
The breakfast buffet had a good selection, including made-to-order omelets, pancakes, fresh fruit, pastries, coffee, meats, cheeses, yogurts, and cereals. The only downside was the breakfast room attendant, who made the atmosphere feel uncomfortable by closely monitoring guests. Although we had paid for four breakfasts and only two of us were eating, I was stopped for taking one croissant to my child upstairs. I understand the policy, but it felt unnecessarily strict, especially since other guests appeared to leave with pastries or coffee.
Overall, I’d happily recommend Hotel Busby for its wonderful staff, excellent location.

Nice and clean, quiet. Good location. Air con was working well.
Very friendly and service minded staff. Always very helpful and spoke well English
The only thing I didn't like was the pillows, too hard for my taste.

Claimed to be a three-star hotel, but it felt more like a hostel. The staff seemed completely uninterested in the guests, and the room was a complete disaster. Everything was outdated and poorly maintained. The air conditioning barely worked, and neither did the toilet flush. The hair dryer looked like it was from the 1980s, and the amenities were as spartan as I’ve ever seen. The mattress was rock hard. To top it all off, there were clusters of larvae near the ceiling in the reception bathroom.
I would recommend avoiding this “hotel” at all costs. By far the worst place I've ever stayed in.

A great hotel, well situated ( nr the tram station ascal Lorraine) so an easy , cheap @ 10 euros return & quick transfer from airport.
The staff are all polite & helpful & work hard esp the maids.
Big thanks to Faruque for listening & sorting our room out.
The hotel has a nice outdoor small area which was pleasant to sit out listening to the birds sing.
Rooms are very spacious & clean, best 3* we have stayed at in Nice, most are v v small.
The large airy lounge was comfortable to read & rest in.
We never used the bar( v v small) or had breakfast there- lots of patisseries near by.
Air con was great, needed at 30 degrees most days.
We are definatly returning & re booking with Hotel Busby next May 27’ .
