Perfect stay in Reykjavík!
Great apartment! 7 of us were comfortable and warm, the location is fab, the host was responsive and warned about the parking situation in advance and even gave a discount for car rental! Only negative is I wish there were enough cups and glasses

Unsanitary, spotty wifi, no accessible balcony, as described
We were provided instructions to access the apartment, though finding the correct entrance door was somewhat confusing. The stairs to reach the 2nd floor apartment (#20) were also quite difficult to navigate due to the very tight, half-spiral design, especially with luggage.
At first glance, the apartment appeared cute and well-located. However, within minutes of arriving, we found several cleanliness issues that were extremely concerning:
Hair on the bed sheets
Urine left in the toilet
Feces on the underside of the toilet seat
Crumbs on both the couch and floor
This was all discovered immediately upon arrival, before we had even unpacked.
The balcony was also misleading. While there technically was a balcony, the door appeared to have the doorknob removed & featured an emergency exit sign, making it feel unusable rather than an amenity.
After messaging the property through Booking.com regarding the cleanliness concerns, they apologized and stated this was “not their standard,” asking if there was anything else needed. Unfortunately, when basic cleanliness and sanitation are already compromised upon arrival, it significantly impacts trust in the stay.
The following day, another staff member messaged asking how our first night was, which gave the impression internal communication regarding our concerns had not occurred. Due to concerns about cleanliness, I spent much of the day washing a sheet and blanket simply so I felt comfortable sitting on the couch and sleeping with bedding I knew was clean.
Additionally, noise levels from the apartment/occupants above were disruptive, and the Wi-Fi struggled to support even three family members at once.
The location was convenient, but unfortunately the cleanliness and overall experience made this stay disappointing.

A building site
What a disappointment & embarrassment to arrive at a building site to be meet with safety hazards, constant noise, hammering & banging, workmen everywhere working outside the windows of the apartment invading our space and privacy. This noise and disturbance continued until 5.30pm. We did not contract for such an arrangement and were of the opinion that we were totally misled as we were not informed of the situation in advance.
The apartment has no lift and stairs leading to the apartment on the top floor are extremely narrow & dangerous which meant that it was rather difficult to transfer luggage up & down stairs, much of our luggage had to remain at the bottom of the stairs for the duration of our stay. Furthermore, one of our party has knee health problems which made it hazardous for him to mount the stairs. Details pertaining to the location of the apartment within the building & absence of a lift should have been made clear to us at time of booking.
The apartment itself was fine, clean & spacious. However in the event of an emergency, doors to the balconies were boarded up which is clearly a breach of safety standards and provided a risk to us.
