Mostly good, a few small niggling points

Large, spacious, warm and clean apartment with two balconies. Full bathroom which is a major plus point for us. Glorious setting - walkers' paradise. Both German and Italian spoken fluently. Large swimming pool in the basement. Free parking.

Beautiful outside, shameful inside

Right now the worst stay I've ever had.
Reception always deserted, for check in you have to go elsewhere.
The corridor has carpeted with several stains and dirt since I arrived and that no one deigns to clean: the apartment that would be for 2 people is a dirty hole, scruffy and with chilling details that denote a non-existent maintenance for years.
The sofa bed is a remnant of the 1980s that had been in landfill for a lifetime.
To finish from the taps comes white water, you can run it as long as you want but still you will have to drink a solution with a high content of varequin.

HOLIDAY WORTHY OF THE MOUNTAIN

Pleasant place, at the expense of the bad reviews that I read the value for money is respectable given the Christmas season of the highest season and given that the structure gave the opportunity to use hot pool and spa in the main structure of the same property. Heating at full speed and it was very hot. Very nice and helpful staff, spacious apartment and kitchen stocked for home cooking. Structure well connected between train, bus and a few steps from the center of Collalbo. If there are people who discredit this structure then they should spend more, much more and not criticize a structure that I consider worthy and dignified for a family holiday.

We left almost immediately

+ its a cheap hotel.
+ lots of parking available.
+ gardens looked nice.
+ large rooms with nice views.
- self check in. We called to book the hotel on the day about 6 hours before arrival but they didn't have a room prepared for us. There are no staff at reception, once we found someone, they had to call the owners to sort out rooms, but couldn't get through to them. So we said we'd come back later.
- we got back, self check in, had to wonder the hotel to find our room since there isnt staff or signs to show you directions.
- there wasn't a baby cot which we requested so we had to call. Waited 30 mins and still noone to bring a cot so we just left the hotel.
Terrible experience. You should at least have staff at reception.

Ok, for one night...

+ Price, view from top floor.
- Self service accomodation, old furniture, in need of renovation. Sofa bed was hard and uncomfy. WiFi didn't work in our room. At check-out, we had to wait for 30-40 minutes, as there where no-one in the reception.
The residence also have a pool, but we didn't use it. The smell of chlorine in the hallways was strong.
