Strategic, clean, innovative.
A really very good and beautiful hotel. Great location: in reaching it from the station we saw the old town, and the next morning (after a good breakfast at the partner bar next to the door) we took bus 25 to the Medici Park right from the square where we overlooked. Very kind receptionist and all via WhatsApp, with door opener codes and instructions... in the times I would have arrived and gone she would not have been there. Smart and very large TV, comfortable bed, bathroom and clean towels, soap kit and shampoo present. Hair dryer present although not powerful by my standards, good minifridge and safe, electric kettle with herbal teas and nescafé. To return. I recommend the restaurants and pizzerias there near Alfredo (excellent Tuscan cuisine doc) and the surprisingly excellent Di Napoli with delicious pizzas and a lot of attention to the customer... The waitresses had guessed it was my birthday and served us the delicious dessert with song and candle:-)

Room was clean, air conditioner worked well, room was quite for sleeping. Hotel was close to tram station making it convenient to use. Location poor if you want to walk to places. Our check-in was terrible as we got no instruction on checking in, as there is no true front desk. No one was available to contact to obtain instructions. A friendly worker at the next door store came to our rescue and was able to contact someone for instructions. The room cleaning attendant was rather slack.

If you want a good location in a quiet neighbourhood and are okay with having no staff present then this is the place for you. Clean and well kept.

Plus side: In walking distance of centro storico and beautiful sights. The Café a few meters away is a good spot to start off your day.
Downside: During all of our stay we haven't once met anyone at the reception desk. The problem: we still had to finalise check-in details (because the secure log-in didn't cater for a second guest) and the city taxes. A to us unknown woman contacted me via WhatsApp to then send ID details and personal information (a definite no go in times of identity theft!) and I got notification at the last day of our stay, that she was now at reception (we don't plan our holidays according to whenever staff has time...). It wad quite stressful.
Another downside were the mattresses. However, if you enjoy sleeping on rock its a plus.

Fine, but it could have been better!
The location is definitely convenient: about 20 minutes walk from the Duomo.
The room overall was clean, though with some detail overlooked — above all, the presence of a dead fly in the herbal tea basket, probably long there. The bathroom is small but clean; definitely uncomfortable, however, the absence of the bidet.
The organization of breakfast is unclear from the beginning: it is not served inside the B&B, but in affiliated structures. This information is not immediate and is discovered by reading reviews or by an email received after booking. In the end we booked directly on their website without breakfast included and went anyway to the affiliated premises, spending less than expected.
Point in favor of the self check-in/check-out H24, which guarantees great flexibility on schedules. The owner was friendly in her messages, but we never met her in person.
Would I stay there again? Not as a first choice.
