Fantastic place
Farm-house Gioia
I was really good: a place where there is an incredible tranquility, ideal for those seeking peace and authenticity. The staff is friendly, attentive and always smiling. Everything is in order, clean and attention to detail.
Breakfast is great, with fresh and genuine products that tell the simplicity of the land. I really appreciated the courtesy of all the staff, especially Roy at the reception, always available, and the owner Edward: a person of disarming simplicity. His eyes transmit the same calm and sweetness that you breathe throughout the farm.
The rooms are very spacious, well heated, with beds of the right hardness — just as I like them — and a fully equipped kitchen for those who want to prepare something to eat. The rooms are quiet and well soundproofed, perfect for a real rest. The furnishings are also taken care of with taste and attention.
I will definitely come back, because it is really worth it. I recommend it to everyone: about 10 km from Lignano, it is also an excellent choice for families in summer. A fantastic place, which deserves to be discovered

Very nice farm house .
It’s far from shops so you have to go into near by beach to get groceries. The rooms are equipped with stove and fridge etc. There was no water provided in fridge , you would have to provide own. The breakfast was nice but at the time we stayed the coffee machine didn’t work and no near by cafe to get a morning coffee. Expedia states check in at 9am we got their approx 930am and room wasn’t ready because check in was actually 10am. Would have been nice if they supplied coffee satchels and small milk and kettle in room so I can make coffee early in morning as I start my day off early, they don’t serve breakfast until 8am and I am usually up at 6am.
Communication wasn’t that great , they left our room key at reception desk but no note or communication to say to let ourselves in once we arrived since the room wasn’t ready in morning we went to beach spent day at beach and came back to be greeted with nobody around. Overall it was a nice farmhouse.
