Enjoy your experience!

Excellent cleanliness, very friendly staff. Double bed with scratches on the back and walls stained with paint from other objects. Owner very helpful. I appreciated the fact that in the shower, there were colored emotional lights. Recommended!!

Functional but hospitality is something else

From the photos everything looks much more beautiful than it is. The service of the codes that are provided before arrival is functional and the structure is not far from Termini station, so convenient, but otherwise I would not recommend: noisy bed, sink almost clogged, lights in the room only partially adjustable, too hot in the room. To this is added the superficiality 'of those who manage it: I had been confirmed a pre check in but in fact, at the appointed time, the room had not yet been started and my complaint was answered not only that the check in was at 14 but that, however, inconveniences can happen, without a minimum of apology for the inconvenience caused since I booked the structure for early check in.

Disappointing

We paid for bed and breakfast at the Ke bar (again much to blame) too bad that the bar has been for a year (as we were told) that no longer does breakfast, so the "breakfast" paid for was composed of coffee capsules, 3 jugs of Ace juice, four snacks that are in the vending machines and a couple of tea bags. No human contact with those responsible.

The check-in was easy and the property staff were very responsive. However, the shower in our room did not work properly, and we had to turn the water off for minutes at a time multiple times while showering to allow the water to drain. We emailed the staff about this, but the problem was not fixed. Moreover, one of the shower heads was partially hanging out of the wall; the other shower head had an installation issue and had barely any water pressure. Also, the furniture in the room was mostly in poor condition. Location-wise, the property was convenient to Termini Station and about a 30 minute walk to popular sites.

Pros: quick walk from Roma Termini train station, clean room and very friendly cleaning lady. Cheap for a large and clean room.
Cons: The room was very loud so you could hear the neighbors watching tv, talking and coming and going.
Furthermore, the check-in process was stressing. The check-in instruction on Expedia mentioned that we had to contact the hotel but they only listed their italian number. When I called the number, it was out of service and I had to call expedia customer support to get the real number. They also had a wrong number listed but they manage to find a working number. I called the real number and the manager mentioned that I should send a picture of our passport through whatsapp to get the check-in instruction. So, it was a quite convoluted process when they could have just mentioned that in the Expedia check-in description.
