Pleasant stay of one night
I needed a place to stay at the last minute near the ruins of Ostia Antica. I looked online and chose this property as we were to be on foot and I wanted a place close to the ruins. Reservations were made by phone without a problem. Although I had been to the ruins several times, I had not spent time in the town itself. We were dropped off at the property and met by Max who cheerfully greeted us and carried our bags upstairs. We were shown a spacious room, very clean. Bathroom had toiletries and a hair dryer. Max explained the multi key system to enter the property as there is not always someone on premises; however he made sure we had all of his contact info should we need him. I had no doubt he would arrive quickly if needed. The smell of the bakery next door was perfume to me. While the Villa's website has an accurate km measurement to the ruins, the booking service I used did not. It would definitely be a long walk back to the hotel after exploring the ruins. We opted for breakfast at the bakery next door and had a simple dinner at the restaurant nearby. Max was truthful in his recommendations ; I'm sure if I needed additional info, he would be more than happy to provide.We took a taxi to the airport for a charge of 17.00 - it was not far but there is morning traffic. All in all, I was satisfied for the price I paid and the services I received. I would stay here again as a clean and safe place to sleep.

Disappointing experience
Stayed between 8 and 9 February. Unfortunately, our experience was far from satisfactory, due to several critical issues that compromised the stay.
The first critical point concerns parking. The description stated "free parking", but on arrival we discovered that it was simply an unattended public parking at an adjacent 24-hour bar. Since secure parking was an essential prerogative for us, we made the matter known to the (curly-haired) lady who welcomed us. Instead of a constructive comparison, we received a wrathful response: we were told that "it is not necessary to specify on Booking whether it is guarded or not". The attitude was unprofessional: after arrogantly reiterating her position, the lady abruptly walked away ending the conversation, a sign of a blatant inability to handle legitimate customer feedback.
As for the room, we found structural and hygiene problems:
* Infiltration: When taking a shower, the water leaked into the floor of the room, a sign of a sealing defect or cabin drain.
* Bathroom hygiene: We found TWO rolls of toilet paper already started (absolutely unprofessional practice in an accommodation facility) and others not started as it should be, and, more seriously, the toilet brush immersed in a dark and visibly dirty liquid.
* Unpleasant smells: Despite the rest of the bathroom and the floor being clean, there were intermittent waves of really unpleasant sewer smell during the day.
In favor of the structure, the quietness of the area and the cleanliness of cabinets and floors should be noted, but these aspects cannot compensate for the lack of transparency on services and the lack of attention to hygiene in detail. We're definitely not coming back.

Disturbed night
The room, the bed and the amenities were very good but our sleep was disturbed throughout the night. Our room overlooked the yard for the bakery next door and all night bakery products were being loaded into delivery vehicles.
There is no breakfast included in the room rate which I think made this place a little expensive.
The host's were pleasant. It is convenient for visiting the ruins nearby.

Description a work of fiction
This place is very conveniently situated for the airport, trains to Rome and Lido de Ostia, and the Roman remains at Ostia Antica.
The owner is pleasant and helpful, and the room and the bathroom were clean though basic.
However this place was sited on the first floor over a commercial bakery which started work around 3am so was very noisy at night.
The shower (over the bath) wason a bracket at about knee height.There was no shower curtain or screen
Items mentioned in the description of the accommodation were not available - no hairdrier, no minibar, no slippers, no manned reception, no balcony for room.
There was no restaurant or any other eating facility on site. Photographs shown were of a neighbouring restaurant. Breakfast was served on a tatty bar stool in the room - there was nowhere else available to eat it.
We were promised an allocated parking place on site. The only parking was next to the local bar along the road and worked on "first come, first served". We had to park on the busy main road on one evening as the car park was full.
I was very disappointed with thi place. I'm not a snob about accommodation, but I expect the description of facilities to be truthful. I would not stay at Villa Patrizio again, and can not recommend it to others.

Don't book here
We booked four months in advance, and somehow the hotel 'overbooked' and we got bumped to another cheaper property that the same owner has, further away (Hotel Chopin). It was MUCH more inconvenient for us, and despite having booked so long ago, we were the ones bumped to another hotel. There was nothing that could be done and I was VERY disappointed with the switch to a cheaper and disugsting hotel - I was very upset about the change, but they were not willing to work with us at all. I suspect what happened is that we booked at a lower price and they didn't want to give a us room that they could get more money for through a more recent booking. Don't book here unless it's the last hotel available.
