Our stay was very pleasant. The staff was fantastic. Awesome breakfast. Room was spacious and clean. Easy access to city center. The only “down” side was that the AC wasn’t very effective but we expected that with older accommodations and extreme August heat. I would definitely stay there again.

We travel through Europe often and understand that the air conditioning isn’t the same as in the US. We were traveling with family and their room was cool but located on the opposite side of hall from us. I attributed our hot room due to the hot summer sun facing our room. We went sight seeing and returned late that evening to discover the room temp was the same and completely unbearable. It was cooler outside than it was in our room. When going to the reception desk, they said that there was nothing wrong with the AC and offered a fan. We asked for a different room and after much discussion they gave us one but charged extra because we had used the room ->we had been in it about 30 minutes.
The other family members’s room had no shower walls in place and they had to put the shower walls together. I would NOT recommend this hotel to anyone.

Great hotel
We had a very good experience; the rooms are spacious and clean, and the staff is very friendly. The hotel is close to San Gimignano, which can be reached on foot via a beautiful countryside walk or by bus if you do not have a car.

The facilities are well maintained. The beds are comfortable and the setting in the Tuscan countryside is wonderful. Very peaceful and serine. The pool is clean and refreshing. The location is perfect, being just far enough away from the daily crowds in the town of San Gimignano, but close enough to visit before 10 AM and after dusk.
The included daily breakfast was a perfect start to our day! Lots of fresh fruit, juice, yogurts, granolas, breads and cold cuts. And, of course, the espresso machine!
The property is family owned and operated (they live on-site) and are there to see that your every need is attended to. The on-site restaurant is also family owned and operated, with a nice variety of entrees at reasonable prices. A good wine selection, too!
The only cons are:
- The parking is problematic (as it is everywhere in Italy) with limited spaces on property and an 'overflow' area in a vineyard across the highway.
- The A/C is controlled by the management... So they decide if it is available, which, in our case, it was not, and that made for some uncomfortable nights as the only fresh air to the room was via the balcony doors which are unscreened.

Great base to enjoy the Tuscany
The hotel is outside the city of Sam Gimignano, mto close by car, but far if you are thinking about going on foot. By the way, I recommend this hotel for those who are in the car, want to make a base to know the surroundings, and do not want to have the stress with parking. First of all, of all the small medieval towns of Tuscany, Sam Gimignano was the best. So it's worth making a base there. Staying in the hotel you can use the day to go to other cities nearby and then at the end of the day back to sam Gimignano and catch the city much more empty, perfect to take an ice cream and eat something. Speaking of this there is a restaurant in the hotel, which is not the hotel, and which is very good, even frequented by locals. It was actually the best restaurant we ate in Sam Gimignano, better than the ones that stay inside the city. The hotel itself is quite pleasant, despite being on the edge of the piste the noise does not get to bother. The rooms are on the first floor and there is no elevator, but there are few stairs. The room is relatively spacious. The only thing, however, is the discharge of the toilet, which takes time to fill in before it can be used again. The breakfast was very good, bread, cheese, ham, egg....and spectacular sweets, nutella pie, boscoitos and croassaints. The reception service is also worth mentioning, Alessia was a person's sympathy and welcomed us very well. After all, it is a very complete hotel and very nice to stay, even would stay more time there, maybe taking a day just to relax in that environment.
