Room was spacious and clean. No elevator so luggage needs to be maneuvered via stairway. Location was fine for us as an active, mobile couple. Six minute walk to San Marco Square. Six minute walk from Rialto ferry dock. Only slightly farther to Academia bridge.

I was disappointed with my stay at this hotel.
One important thing that future guests should know is that there are no staff members on-site. If you have any problem during your stay, you cannot receive immediate assistance. Instead, you are connected by video call to staff at another location. In my experience, this system was not effective in resolving urgent issues.
During my stay, the air conditioner in my room leaked a large amount of water. I reported the problem immediately through the video call system, but I was only told that no staff were available. I waited for more than two hours, and no one came to inspect the room or solve the problem. I also received no update or alternative solution.
The communication during the video call was also disappointing. While I was explaining the problem, the staff member left the conversation before I had finished speaking. When the conversation resumed, I was repeatedly told that nothing could be done, without any attempt to offer another solution. I also felt that the staff's attitude and manner of speaking were unprofessional and disrespectful.
I understand that maintenance issues can happen in any hotel. However, what matters is how they are handled. Unfortunately, I did not receive timely assistance, clear communication, or an appropriate response.
I hope the hotel improves its guest support system, especially for situations that require immediate attention.

If you have luggage, it's a challenge as there are 2 canal stair bridges to walk over. But it's on a quiet walkway. They have lights over their doorway so that's helpful in finding the location. There are no windows floor level. It's your typical Italian apartment building so we entered by initiating a speaker phone contact. If no one is present, you are addressed by someone using remote computer access who gives instructions. Hopefully, this information will be helpful because we were intimidated by the process. We wish we had known beforehand. We also didn't know city tax was required in addition to the reservation. This is required everywhere so have enough currency.

The room was great nice bed and pillows,the bathroom could have been cleaned better hair on the floor minor detail. This hotel is within walking distance to Rialto bridge and saint marks square and everything in between .

The location was fantastic, it was all virtual, but worked well, really enjoyed staying there, the room was fantastic, location on the canal was great for a gondola ride right at your doorstep, the only thing it was a bit noisy in the mornings with the delivery boats right outside the window, but if you are an early riser then it is not a problem. Happily stay here again
