Objekt B&B Exclusive udaljen je 100 metara od crkve Frari i obuhvaća sobe uređene u venecijanskom stilu. Nalazi se na 2. katu povijesne zgrade bez dizala, na samo 5 minuta hoda od Željezničkog kolodvora Venezia Santa Lucia i trga Piazzale Roma.

Very happy to stay here
I can only relate my experience here which was very positive. I originally booked to stay at the Cannaregio branch of Exclusive but when the host met me there, he explained that there were some Covid-19 concerns regarding the previous guests and so he was going to transfer me to this site. I was quite happy with this as if anything, it seemed a more central location and there was no change in price. The host was friendly, polite and helpful and the accommodation was clean, tidy and comfortable - the bathrooms in particular were very well maintained. There was one problem at the end of my stay though that was completely my fault: I had mistakenly booked to stay a day less than I thought. This meant that I was still there when the host thought I had left and caused some confusion. When I saw the host the following morning (the day after I should have checked out), he was understandably concerned. When I checked my booking and realised my mistake I was mortified and fully expected and indeed, was ready to pay an exorbitant penalty. The host only charged me the normal rate for the extra night I had stayed and was very calm and reasonable considering what had happened. Nico, I can't thank you enough for the kind way you reacted to my stupid mistake. I would definitely recommend this guest house - a few minutes walk from the Frari church which contain two Titian paintings that alone would justify the trip to Venice. But check your booking and don't repeat my mistake - the host deserves better!

A nightmare
The owner was extremely rude and abandoned my pre paid my booking at midnight for a 30min delay due to my flight although I contacted him in advance telling him i will be late, literally left alone crying in panic in a dark narrow empty street in the middle of the night, luckily a young italian man talked to him and let me in after charging me 50 extra euros . The owner then proceeded to send me texts saying he would cancel my booking for the next couple of days!! The place itself is not that great ,below average room , mediocre service, the main door is nearly impossible to open…save yourself a nightmare and find yourself another place to stay

Friendly host. Helped us with a brief overview of the key highlights of Venice and a suggested itinerary. Very willing / enthusiastic.
Central location. Three breakfast cafes within a 90 second walk of the front door. I suggest a name change as B and B is currently slightly misleading, although knew our booking was for the room only.
Effective air conditioning in our room.
Shared bathroom, but very clean.
No charge to store our bags for a slightly later checkout.
We found it a great base to explore central Venice for a fleeting visit.
Recommendations close by: Lanterna da Gas restaurant (excellent fish) and Estro Wine Bar (excellent selection of wine by glass for 4-5 euros.

Basic but good location
We stayed for one night at B&B Exclusive at the end of August. The rooms are pretty basic with 2 shared bathrooms but serve a purpose. The host was extremely friendly when we arrived and gave us a number of good tips about free sights to visit, including a great view of the city from the department store roof terrace. If you are simply after a bed for the the night then this is the place for you.

Not bad for one night stand
Good location (for me) - 10 minutes from Santa Lucia train station.
Electric kettle was broken (I couldn't boil a water for tea) - and it was to small also and also it was only in the common room. No cooler (water). There was a note from the previos guest on the chair, I don't remember to whom it was adressed - so I have a doubts about did they clean the room or not. There was also a slit under the room door about inch - the bright light came through it. The shutters on windows was closed.
There were no breakfast neither - only the few teabags and sugar.
