While waiting, some locals told us that the manager has a drinking problem and that the previous evening he had returned drunk. After more than 2 hours of waiting, he finally showed up in questionable conditions, he had an obvious bump on his head accompanied by a bleeding cut. Due to this unacceptable situation, we could not make the intended stay.
Too bad, because the property was beautiful and located in a strategic area, just minutes from St. Mark's Square, with bars, restaurants and shops in the immediate vicinity.

Well priced for what you get
We stayed in Studio 6 - one bedroom with double bed (two singles together), one living space/kitchenette, and private bathroom. Canal view from both rooms, and a portable aircon and standing fan, which came in useful. They have other room options as well. They also provided mosquito repellent, the kind you plug in to the wall, which was great because those little buggers are everywhere in Venice in the summer. There is a small garden and a terrace on the 1st floor which are available to all guests if you want to sit outside and have a sundowner or something.
Arranged check-in time before hand. We actually arrived about 30 minutes earlier than expected, and were greeted by the on-duty clerk, Mathilde, who was very friendly and gave us excellent local tips for our stay. Desk is not manned 24h, because this isn't a hotel. That was never an issue for us though. Keys worked every time, and we were given a set for each of us, which was great and unexpected. We found the place quite easily - very clear directions from the S.Zaccaria vaporetto.
Location was very good - reasonably quiet part of Venice, and a stepless ~8 min walk from the S.Zaccaria vaporetto stop (take the waterbus, it's well worth it), which is excellent when you take into account heavy bags. There are two flights of stairs to get to the apartment. Make sure to pay attention when you're being told where the light switches are, as the entrance is very dark at night.
Cleanliness was fairly good. Only thing was we found strands of long dark brown hair in two or three places, presumably left by the previous occupant. Shower tiles could do with a bit of a scrub, but it was clean enough and the water pressure was excellent. It's not a hotel, so don't expect daily servicing. The cleaning service was already waiting to come in when we checked out at the end of the stay, with fresh linens and towels, etc. Actually, I loved the towels - full bath sheets, hand towels, and facecloths were provided, and of decent quality. The apartment has a little wear and tear (worn linoleum in places, etc), but you're not paying for 5 star accommodation, and if there's anything I learned from Venice, it's that it's old.
The included breakfast was the only downside - don't make it the reason to pick this place. It is provided, but is just prepackaged croissants/toast, and yoghurt in the fridge, not the fresh B&B breakfast I was mentally expecting. There are several shops close by where you can buy food (several restaurants as well but those are naturally far more expensive). We cooked pasta every night instead of eating out and the apartment is well stocked with utensils/crockery/cooking stuff. Dishwashing liquid and sponge are provided.
An extra plus is free bag storage after check out, which is at 11am. We only needed to leave for the airport around 2pm, and were able to keep the keys and lock our bags in a separate room downstairs while we enjoyed our last day in Venice. When we collected our bags, we dropped off the keys.

Very good value (for Venice), excellent location, beautiful building
Bedroom was a good size, with a small wardrobe, lots of extra blankets if needed, and a window overlooking the canal. Double bed that can be arranged as twin beds upon request. In the hallway is a chest of draws.
Bathroom is compact but has everything you need - sink, hanging space, mirror, shelving, bidet, toilet and shower. The water was consistently hot and the pressure fine.
Living room / kitchen was quite large and has a juliette-style balcony overlooking the canal There's a sofa that was a little uncomfortable - the deck (the platform beneath the cushions) is dipping. It was fine though. There was a TV - no English-language channels that I could find, but you can plus in your laptop or phone via HDMI etc. A small dining table that is plenty for two people, plus two chairs. The kitchenette consists of a microwave, hotplate, Moka coffee maker, stovetop kettle, fridge with freezer, lots of kitchen utensils, tableware, and pots and pans. We were happy with it. Note - there's no kitchen sink, you have to use the bathroom sink for washing dishes etc.
Breakfast - included in the price - consisted of bread, croissants, butter, jams, nutella, fruit juice, yoghurt, milk etc. Everything was either good or very good quality. They provide coffee too - a tin of the real stuff and sachets of instant. If you have special requirements - eg. diabetic - just let them know.
Location is excellent. Easy to find, about 8 mins walk from San Zaccaria vaporetto stop. Really liked the area - close to San Marco / Saint Mark's but not in the crowded tourist centre. There's a decent enough pizza place two minutes away. The local convenience story is very overpriced, but a cheap Coop supermarket is about 12 mins walk away (it's open til 10pm on weeknights).
The building itself is beautiful. We didn't use it, but there's a couple of tables and chairs up on a terrace. The rooms themselves do not quite live up to the stunning exterior, but they are atmospheric, overlook the canal, and very good value for Venice.
Communication was great before our arrival. The reception isn't staffed all the time - usually from about 11am to 5pm or so - but let them know when you will be checking in and checking out and they will make sure someone is there to greet you.
Overall, we were very happy with this place. The location especially, the fact our room overlooked the canal, that we had a living room, and we could use the basic kitchenette to make eggs etc in the morning. Venice is an expensive city so to find somewhere like this so central at €90-100 per night is a real find.
