Incorrect. Be careful
I was contacted a few hours before departure telling me that due to electricity problems the hotel would be closed. Sorry hard to believe but it can fit. The bad thing is, when I started calling them for clarification, no one ever answered the phone. Having booked with booking, they then confirmed the suspicion that it was over booking. Rude, I expected them to at least answer the phone.

Some good points but not the best...
Although the location is a little far out from the centre, it is good for access from the mainland. A Vaporetto drops you about 8 minutes away and the station is walking distance. You are also only 10 minutes from restaurants and shops. The area around the hotel is also very quiet.
The room was a good size with a decent sized bathroom. It had everything you need, including kettle and air conditioning, although this was not cold enough and probably needed servicing. Cleaning and making up the beds was done daily.
Sadly, the building is tired and the room in particular shabby and in need of maintenance. The bathroom was in poor condition, the bath needs replacing and the sealant was a mess after multiple bodges. The mixer tap on the sink was also loose and was close to falling off. There was damp along one wall and the plaster was bubbling and failing.
The main room was in need of refurbishment. Bedside lamps fixed to the wall were loose and the general feel was scruffy overall.
The other problem here is noise from othe guests. The building is compact and you can hear people coming and going, babies crying, chairs being dragged across floors and on several occasions we couldn't sleep or were woken by others. Also, if the windows are opened, mosquitos are a real issue here.
Overall, a really good base to visit Venice from, not far from amenities, good access from the mainland and about 30-40 minutes walk from the centre. Dissapointed however by the condition, living experience and overall feel of the place.

Terrible.
Dirty sheets. Small bathroom to renovate and full of ants, water infiltration when in the room above they took a shower have wet all the clothes and suitcase. The guy at the reception solved it with two towels put on the ground. In order not to spoil the weekend we did not make words. Positive reviews I don't really understand. P.s the staff speaks little Italian and English. Beautiful Venice though.

Terrible Terrible Terrible they will cancel with no valid reason.
We made booking back in August for a trip on late October, and they cancelled in late September with the reason of the rooms are full.
I don't understand how this happened when we booked in 2 month in advance and they cancelled due to full in a month advance
The only reason I can found is they see the hotel price go up so they decide to cancel my booking with some rubbish reason.
This is such a joke, do no book with them

Cancellation by hotel due to overbooking
We already booked and paid in March In August 20 days before the trip, the hotel cancelled our Booking Referral without comment and did not respond to our questions. Booking.com’s friendly customer service is the reason we learn about “overbooking”. Meanwhile, rooms in the same price/service segment are no longer available.
