I frequently travel to Tokyo and this would be my favourite hotel to stay. Reasonable price, good connections to other places with JR and subway station, good food nearby (I recommend the Japanese-Italian place Kobaya just next door). The neighbourhood is a suburb but on the Yamanote line with great vibes. Rooms are moderately sized with a huge TV, shower facilities is great with the water heater being the best I have used (even better than my house!). Some of the staff are great with English too.

Don't go!

Terrible location from anything. Stayed here for 3 nights. First night arrived and had a tour early morning they wouldn't allow us breakfast before going or takeaway. Reception staff were really unhelpful. Another day they refused breakfast as we were two minutes late, which was due to their lifts being slow. Again the staff were super unhelpful.

Our hotel is located a 3-minute walk from the North Exit of JR Komagome Station and a 3-minute walk from Exit 5 of Komagome Station on the Namboku Line. Our front desk staff will be happy to provide directions to our hotel and information on nearby attractions, so please feel free to ask us. Excellent staff. Rooms are rather small (we had two rooms for 4 ppl) but clean. Friendly daily service that provided towels and such. Elevator is the worst part. You can't have a hotel this size (12 stories with over 500 rooms?) with only one elevator that only fits 3 people at a time if each has a carryon. That's insane. They do have stairs but it's locked and for emergency use only. Imagine someone stayed on the second floor and had to wait 15 mins to get up or down in the morning.

Bed was very comfortable, staff very nice. Good home base after a long day of touring the city!

Good position and a lot of amenities, but that's pretty much it. During the night the room is actually a sauna, incredibly hot and no way to lower the temperatures even with the lowest ones selected.
Cleaning is simply insufficient: lot of hairs and dust. For prolonged stays, they come only every 3 days to change sheets, for any other day they just put towels on the door hand. Would be nice for a cheap minshuku, but that's an APA hotel in the suburbs of Tokyo that costs over 20k JPY per night. At this price, it's fair to expect not to have dust once they clean your room every 3 days
