Awesome balcony view
Coast road behind property has taxis and minibus links to Cancun but city is also walkable. Beachside cafe-bar restaurants 5-10 minute walk. Area caters predominantly for Mexicans so prices low by hotel district standards. Not as heavily policed as some other areas but definitely feels safe to wander around.
Not the hotel district by any means but if you want a more authentic holiday, this is a very good bet.

Maybe OK for a vacation rental, but I wouldn't want to live there.
We recently were invited to a party at a home in the same sub, but a couple doors down. The building was nice, but had some serious drawbacks in our opinion: 1. Right outside the downstairs sliding doors facing the sea is a grassed common space, in front of everyone's living room. The evening we were there it was a chaos of kids screaming, dogs running around and balls bouncing onto private decks and into a living room. Too much chaos for retired people like us to live there. 2. Although you were on the sea with a good view, especially from the upper floors, it was obvious that the lowest level would get flooded every time a hurricane makes a near miss. 3. Although you were on the sea and had to pay the federal tax for being sea-front, there was no beach and getting into the sea would be difficult. Your better bet would be to walk down to the public beach (which can also be pretty chaotic.)
We were glad that we didn't buy here. We bought elsewhere.

Beware - Scam
I had to 2 nights upfront for a stay with my family, but upon arrival the entrance to the appartment was closed. Nobody there. No response to emails, no existing phone number on facebook.
