No advertising for Brabant!
Communication is biggest problem of the owner Toine. And also as he himself says ‘administration is not my strong suit’. His customer service is also substandard.
I had to be willing to him, booked directly.l (without booking oid)
Due to great heat our event -the reason we booked with him was cancelled- . Well in advance (5 days) I inquired about the possibility of a (partial) refund. His answer was downright rude. How I thought it was for him and that he had so little left because of the commission on booking!
Then we decided to take the chance and just go anyway. He had reported - after my question - that there was air conditioning. And I'm sure we'd have fun together anyway.
When we arrived, he was in no fields or roads to be seen. He didn't answer the phone either. Fortunately, we did when we called from another tenant's phone. A friendly Romanian. Toine said he texted me again through Booking. Not so because I had booked directly.
We had rented half the farm. Downstairs it was hot (but doable), upstairs it was blazing hot and there was no air conditioning. He'd put it down with himself.
At my request, he put it upstairs with us. Unfortunately, it didn't work. Later that night he switched it to another position, but it didn't get any cooler.
Then the other points:
* Door between bedroom and bathroom cannot be closed
* baked goods, milk and fake orange juice for breakfast and a large jar of peanut butter and speculoos. Really not fresh!
* there was no coffee, we had to ask in the morning (customers bring their own, he said... huh? We had booked with breakfast, then you don't bring coffee...
* in the bathroom are personal items of someone else!
There's no more room, got a lot more points. You should have reported them in person. This also offered but no response. That's why I'm here, then it might help someone else.
The farm itself is beautiful but organization is lacking so before you know it, you share it with others. Read the reviews on various platforms before you book!

Never again, good reading!
I immediately understand that there are also a lot of positive reviews elsewhere (because the place is beautiful), but that is very dependent on the neighbors you have when you rent the summerhouse. In addition, the owner is not open to communication (he indicated that babies also make noise, we had a baby with us but who, unlike us, slept through all the noise). He keeps repeating that we only see the negative things, which incidentally is not true. We unfortunately found in the apartment next to us (which is intended for 3 people) at least 6 young girls because of a double booking. The noise was huge (until about 1 in the morning), it was noisy and got pretty much everything with it. Then woke up at 7:00 with a lot of noise.
In addition to the above we had booked 2 nights. The first night we had to sleep somewhere else on the property, only to be able to go to the actual rented cottage the 2nd night. If that turns out the way it did above, you'll be bummed. If you then try to discuss this and hope for sympathy, which is immediately kicked away, then the courage sinks into your shoes. Again, under the good circumstances this is a beautiful place and the owner is initially friendly. This changes if you notice anything. The price quality ratio could have been quite right, but is now far from us. For us unfortunately never again! People who have been there before probably don’t understand this story, although I also read irritated reactions from the owner on booking.com. Too bad our money and time, we were just looking for some peace.
Finally, the 'small' points:
- a pillow was missing
- there were too few towels in relation to the persons
- the neighbors in our cottage consumed so many glasses, that we had no more
- pans were dirty and there were few of them (probably partly due to the amount of people who were no longer proportionate)
