A good place to stay for a short holiday in the interesting foothills of the Alps.

The hotel has nice rooms and good mattresses. In the bright conservatory the food is really nice. The staff is very friendly and helpful.
The indoor pool is large enough with hot tub.
The bike ride from the hotel along the Mangfall is beautiful and not strenuous.

Unfortunately, very disappointed.

Positive:
The breakfast was very good, with a wide selection and very friendly staff.
The maintenance technician was also quick and helpful. Our minibar did not work, and the safe could not be opened – both issues were resolved quickly and competently by friendly staff.
Negative:
We had booked a double room and a single room in the Rosenheim house with a terrace for 4 nights.
Unfortunately, the cleanliness left much to be desired. There were many cobwebs in the rooms, and on my pillow lay a long black hair, even though we are both blonde. The terraces were also not cleaned at all and were practically unusable – there were cobwebs everywhere and a dirty floor.
We informed the reception and requested a cleaning so that we could use the terrace. It was noted, and we were assured that it would be cleaned; however, no one came.
The garden also gave an overall unkempt impression, with the grass already half a meter high in places.
In the room, there was a notice that the rooms are only cleaned every other day. This would not have been a problem in principle if it had actually been done properly. Only some of the trash was taken out, and the towels were changed. The bed cover was not changed despite heavy soiling after my daughter got injured and iodine stains had formed. Toilet paper was also not refilled, and the floor was not mopped.
Regarding the wellness area:
The steam bath and the infrared sauna did not work. However, this is not mentioned at all during the booking process. The loungers in the garden also appeared to have not been cleaned for a long time, and the lawn had apparently not been mowed for some time.
Overall, we are unfortunately disappointed, as the price-performance ratio did not meet our expectations.
