They do have a lot of things for kids though, there was a bag of sand toys for the beach and a bunch of board games. They had a blanket I used while relaxing on the couch. There is also a garage which was nice to get our car out of the heat! The beach was a 5 minute drive up the road with lots of parking if you’re there early like we were!
The bed in the master bathroom is hard as a rock; sleeping on the floor would have been better on the back. My husband ended up sleeping on the couch because of it. The deck had a big sticky spot right by the door, which was gross.
The stay was overall pretty good, but there was a lot of little things that were bad.

Outside:
Elevator doesn't work consistently (not at all during our stay).
Massive piles of bird poop are outside bedroom windows and parking platforms near stairwells. They know this is an issue as plastic owls sit every few feet on railings.
Picture doesn't show but as of Aug 2026 - there is a lot of construction around this building. By 2027, may not be an issue but expect this already tight area to be more packed with more people going in/out and parking will be an obvious issue.
Inside
The unit we rented (303) is nicely decorated and spacious.
But cleaning is questionable with sh*# splashes on bathroom wall and used cleaning swifter wipes full of dirt were left under dresser.
The bedding was put on upside down (no attention to detail with tags up by face) .
Sheets have mini stains that are visible – even on the sheet nicely folded over the top of the upside down coverlet.
Speaking of cleaning...
Bring EVERYTHING you need to stay. Even cleaning supplies to wipe down the counters or clean up a spill.
While there are plates, utensils, pans/pots, there is only one small t-towel.
No oven mits.
Toaster that doesn't work.
No coffee filters, salt or pepper.
You are given the smallest, thumb-sized bottle of olive oil.
The two rolls of toilet paper and one roll of paper towels are so thin you need to use half of the roll to be of any use ... bring these too.
Soap for bathroom is mounted on the mirror/wall.
The bath towels you get come wrapped in plastic and are like a bad motel washed quality - basically a loofa in texture.
You are only given one paper thin bath mat towel for use by two bedrooms.
There is a washer/dryer... bring detergent and dryer needs.
Generally, the area is quiet and the view from this unit is nice/relaxing. However, the walls are thin. We can hear every step the people above us make and I'm sure the people under us can say the same.
If you rent through KEES Vacation ...
Just know other than one local employee who was an angel helping us get in late in the evening, it's not a local company so they don' t give a damn how your experience is. Their overnight call service is horrific. There is no one really to talk to locally when I called the next day. It's all sales-focused, not customer service.
I had my 80+ year old mother who had to walk up the double flight of stairs every time she needed something from the car or go out. She is in great shape for her age, but her knees can only endure so much. We got a last minute "elevator is out" text as we were driving to the property. (Talking to another renter, it had been out.)
Long story short, we met the local employee (who worked in maintenance) who flagged in the system the ordeal we went through to check-in, the issue with the elevator and my mom's ability... even to get in touch with someone who could actually help problem solve. It was so late we had to climb the stairs and this employee helped us get up with all our bags. The next day - I couldn't get through to anyone live to help. Two days later - still nothing.
Buyer be aware. Bring everything you need for the basics if you still come.

An insiders view ...
I'm in the yellow building (1700). I think that only one unit is for rent to vacationers. I don't know that owner, but have seen one of their rental ads, a post card, and my guess is that they are considerate of their guests. If you do find a unit here to rent for your vacation, keep this in mind.
It's your vacation, but this place is our home, so to speak. Please be considerate. The walls between units are not sound proof, unlike at Cambridge Cove where I once owned, just up the street. If you slam a door or a drawer or a cabinet door, of have the TV volume high, or talk loudly, it will be heard. Please think.
Please don't leave trash lying around. Inside or outside. We don't drive by your house and drop trash off. I'm not trying to be snotty. That's just the way it is. Also, don't try to put things in the trash chute that are too big, or should not be included in the trash.
Likewise, if you use the elevator, please do not prop the elevator door open. It will come back to you all by itself if you but press the button. But propping it open will cause the elevator door drive mechanisms to fail. You will not be happy, it will need to be repaired, and you won't like how much that costs.
So, now that that's behind us, what to do for fun? We're over a mile from the beach, but there is parking at the beach entry points, including the one due east at the end of Ocean Bay Blvd. I believe that there is also a very convenient shuttle to the beach, just for our residents and guests, in season. We're watching out for you. Ask you "rental firm" about that, though.
Kill Devil Hills has some great bike paths if you need to burn some energy. The area is great for walking, too. Bikes should not be on the sidewalk, and people should not walk in the street. Please observe speed limits. Kill Devil Hills police are here to protect us both, and they will. If you exceed the 25 MPH speed limit on Bermuda Bay Blvd, you are fair game. That seems so simple, but we know it's easy to drive too fast. It's also easy to injure someone, and ruin their vacation ... and yours.
Please observe all of the written rules and regulations your "owner" provides you. Didn't provide any? Ask for a copy. The owners don't make the rules, for the most part as Bermuda Bay is HOA ruled, so owners are responsible for making sure that you are aware, for the good and enjoyment of all.
There are lots of activities in the area. You can look them up on line. We have a meandering pool at the club house that a lot of owners and renters must love because we see so many people there in season. Enjoy! And pick up after yourself!
We are blessed by having some great restaurants in the immediate area. Two of them are off the beaten path. Colington Cafe' and Saltbox Cafe'. You will need reservations. You can look the rest of the good restaurants up on Trip Advisor, Yelp, etc.
Yes, as far as I know, all units have Spectrum and wifi. As far as I know. You know how to confirm.
Ah, yes, the ponds surrounding Hamilton Cay. They are not for swimming. They are not for trash disposal. You may see wild life in and surrounding. Flying and four legged wild life. As I type, a duck couple and their approximately 13 ducklings are sunning on the opposite side of the pond from me. I've seen river otters, blue herons, cormorants, egrets, water turtles, snapping turtles and geese here from time to time. Admire. Enjoy, but please do not annoy them. We enjoy them, too.
The approach path to First Flight airport is just to the east of the yellow building. If you spend some time on the southern deck, you may get to see single and twin engine private aircraft, private and military helicopters, other military aircraft, the military Osprey aircraft, etc. The largest plane I've seen so far is the Air Force C-17. It's not C-5A sized, but it's big, awesome! It's not nearly as busy here as Chicago O'Hare (I'd know), but enough that on a nice day, you will get so see a few from time to time. Night time, not so much. FF is not a night time operation.
If you find a place at Hamilton Cay to rent for your well earned vacation, be grateful! Would you invest $400,000 to $500,000 in a place, pay $1,000 or more per month just for HOA fees and utilities, etc, not to mention mortgage service costs, and rent it to just anybody, not knowing how it's going to be treated?
I hope you get to vacation at Hamilton Cay. I hope you enjoy it. I hope you come back. It's a great place. Please help us keep it that way.
