Would highly recommend especially if you are going to the pleasure beach rooms were clean and welcoming . We were in a party of 5 2 adults and 3 teens. Accommodation quite at night all had a good sleep comfy beds.

Amazing place
Felt just like home! Recommend this place a lot. Amazing service, couldn’t ask for more. Very close to all the main attractions in blackpool! Is on the back of Blackpool pleasure beach. 5 minute walk to sandcastles! Perfect for family’s and very accommodating for children, lots to do for the family. Close to get the tram to go into the centre. The host was very welcoming and friendly. Very clean and fresh. Will definitely be returning!!

Hmm
To be honest this is a very difficult review. We booked after seeing plenty of outstanding reviews but to be honest didn't get the hype ourselves. Not that it was bad, and the landlady was extremely welcoming when we booked in, and that was the only time we saw anybody, staff or guests. The place was clean, but has no parking. There is a large attended car park next door £25 a night to park! However I tried to barter with the attendant. "How much for 2 nights"? 50 quid was the reply. I did say that offered no saving so would look further afield, "ok 2 nights for £25". May be worth remembering if booking here. Theres no cooked breakfast option but a fantastic wetherspoons doing the normal fayre 5 minute walk away. Being on the south side its great for south pier, waterpark, pleasure beach funfair and illuminations trams. Its a fair hike to central attractions (but a lovely walk up beach or if fancying a few bars) or obviously trams/busses/horse and carriage. The walls in rooms are paper thin. 1st night could hear guests next door, 2nd night tv of adjacent building blaring all night (I accept however hotel cant control other properties). Personally, I've stayed in and Blackpool offers plenty of better options with more choice

Half term illuminations break
I recently stayed here with my son for the illuminations and we found this guest house to be very clean with comfy beds and Lynn the host with her grandson were very helpful! Lovely selection of breakfast bits and bobs such as cereal bars, muffins and delicious pain au chocolat even though a breakfast is not included you can help yourself to these. Only problem I had with this guest house is the new recently imposed permit parking zone. Parking is a nightmare!! I had to move my car 3 times before eventually luckily finding a space in literally the only street near the guest house where you are allowed to park. Otherwise most car parks in the area are £12/£14 per 24 hours so be warned! Otherwise if travelling by train or coach you are ideally situated here for the pleasure beach and other south pier attractions. The tower is roughly a half an hour walk away.

Mixed bag
I really wanted to like this hotel/b&b and was looking forward to staying there. It started off well, I contacted the landlady to ask if we could check in a bit earlier and she told me the keys were in a key safe and gave us the code, so I was really happy we didn't have to hang about. When we got there everywhere was very tastefully decorated and clean. We had 2 rooms both on the top floor, a small double and a family room. The family room was quite small but again furnished lovely and well presented. It quickly became clear that the room was stifling hot, but we just opened both windows to get a breeze, however it was the same in the rest of the building, so when you went on the landing or in the living room the heat just hit you.
The next morning my husband tried to get a shower and the water suddenly went from boiling to freezing, and didn't warm up again. My mum who was staying in the small double had the same issue, so I texted the landlady but never got a response. The morning after was the same issue, and I also sat down on the single bed and the mattress went through the slats of the bed, which gave me a fright. We tried to pop the slats back in but couldn't figure out how they went in. I texted the landlady again about the hot water and bed but no response, which I just found rude.
I don't know if the hot water is just an issue for the rooms on the top floor, but an acknowledgement of it would have been much appreciated.
There is also an issue with the sensor on the lights, as you have to be pretty much stood under it for the light to come on which isn't great with 2 small children and steep stairs.
