Sandra the landlady is always very welcoming and a great host. Rooms are always clean, comfortable, spacious with thoughtful extras like plenty of towels and a fan!

This was not worth £110 a night......more like £30 and that would be generous. the lady who checked us in was very polite and friendly but the guesthouse its self is the worst i have ever stayed in. the place is rundown with paint peeling every where , half painted walls in the hallway and in our room was even worst. there was exposed wires just cut off and left , the bed was horrible and left me with a bad back. the towels were all different colors and rough. the quilt cover was cut off at the bottom and didn't even go down to the bottom of the duvet leaving it exposed with stains. the pillow cases were from the 80's bed set of the pirot clown. there was stains all over the carpet ..... i could go on . i could hear another couple moan about the place as they checked in so i cant imagine where all the 8/10 ratings came from because the pictures this sight is displaying is not this hotel ............

Close to the beach. Not the cleanest but ok if you want somewhere to put your head.

I booked this place on the sole basis that it was less than a 15 minute walk from the beach.
I live in london and went to attend Bloc Party on the beach in Brighton for one night.
Before my stay I had some backwards and forwards with them advising early check in for 12:00-1300 which meant I left london Early to avoid any issues with checking in. I arrived at 11:50 to be told I was “too early” but also my “room was ready “
There was no soap or towels and the free bottle of water and chocolate on arrival was nowhere to be seen and never offered.
I returned to my room at 2300 to sleep and there were still no towels, I was then chastised and told it was because I had arrived early, though I’d been away at the concert for some 10 hours by then so they had time to rectify.
I chased for towels and chased for the WiFi details as the info was not readily available.
The lady Sharon was very helpful at any request though I felt like I was interrupting her evening abolitions as she was mid shower.
Check out was easy . Nice lady worker. I did see a random man on the stairs that ignored me when I said good morning that I assumed lived there.
3/5 nice staff not 100% clean.
Had to beg for really tiny soaps and there was a random half eaten tub of Nutella in my kitchen!

For the price we paid it was excellent. Location wise perfect. On a hot summers day the room could get warm but staff provided a fan which was very much appreciated.

Abysmal service

Absolutely AWFUL EXPERIENCE! DO NOT BOOK HERE IF YOU ARRIVE AFTER 9pm!! They left me outside stranded (see photos) after agreeing they’d have someone there to check me in, I travelled from London, called ahead to let them know about train cancellations, they then said they’d charge me extra which I agreed too, then messaged me to say they’re going sleep. Very unprofessional, terrible attitude. Do not risk your money! See photos below!
