Convenient location and comfortable stay
We stayed at this property during our visit to Brighton and found it to be a comfortable base for exploring the city. Located in the heart of Kemptown, it is surrounded by shops, restaurants, and bars, and is within easy walking distance of many of Brighton's attractions. The Royal Pavilion, Brighton Museum & Art Gallery, and The Lanes are around a 10-minute walk away, while Brighton Palace Pier and the beach are only about five minutes on foot.
The staff were friendly, professional, and helpful throughout our stay, making check-in and any enquiries straightforward.
We stayed in the Indulgence Suite on the top floor with a sea view. The room was spacious, clean, comfortable, and well suited to our short stay. The bed was a double, which was perfectly adequate for us, although some travellers may prefer a larger bed.
As the property is a heritage-listed building, there is no lift and access to the upper floors is via a narrow staircase. This is worth considering if you are travelling with large suitcases or have mobility concerns.
Given the age of the building, sound insulation is fairly limited, which is to be expected in a property of this type. Light sleepers may notice noise from neighbouring rooms or outside.
Room amenities included a portable air conditioning unit, a small minibar fridge, and a filtered water dispenser. The fridge was a welcome addition, as it is not always provided in accommodation of this type, and the filtered water was a thoughtful touch. During our stay, however, the portable air conditioner struggled to keep the room cool during the heatwave, and it remained quite warm and humid despite the additional fan.
Breakfast, served a few doors down at The Charm Hotel, was one of the highlights of our stay. The selection included both a buffet-style full English breakfast and a continental breakfast, providing plenty of choice to start the day.
Parking is not available on site, although there are a small number of paid parking spaces directly in front of the property. As an overseas traveller, we weren't aware of the parking issues in the area. We were fortunate to secure one of these spaces. If they are full, there are other nearby parking options, and the staff are happy to provide advice.
Overall, this is a straightforward property offering the essential amenities in an excellent location, and we felt it represented good value for money. While it met our expectations, some travellers may find it falls short of what they expect from accommodation marketed as luxury, particularly in terms of the building's age, accessibility, and room features.

We had a 2 night stay last week and booked the top floor Manhattan room. With it being the hottest day of the year I was worried it would be too hot but as there are windows on both sides of the room we got a gorgeous breeze right the way through. A huge and very powerful fan as a back up and a fridge with chilled water restocked every day. Super clean and spacious room with a view, check in was great with the staff even carrying my case up the flights of stairs for me, perfect location and would definitely stay again.

Great location near the beach. Our room was comfortable and we appreciated the filtered water and fan in the hot weather. Breakfast is very good served buffet style at sister hotel two doors up.

Room was clean. Reception staff were very welcoming and helpful. Breakfast was great. Took a while to find a parking space in a neighbouring road, got a permit from reception which was £20 , but Brighton is very expensive to park anyway. Great location , turn right out of the hotel and right at the top of the road you will find a great little Italian restaurant.

Location and room good, but fan in room very noisy, could do with air conditioning unit, the bathroom was clean but needs to be updated…otherwise all good
