A little dated and questionable overloading of plugs!

We chose the hotel primarily for the location and off street parking. We opted for an en-suite room, but not aware it was at the top of the house up some very narrow and winding stairs, not suitable for older or less agile. The bed was a double, no frills, and a small basic shower room. I would question the overloaded plug sockets with extension cables and the decor needed attention. The bedroom window opened dangerously wide, so careful if traveling with children. The breakfast was ok, eggs overcooked but a decent portion of food. It was a little slow on our departure day so had to rush the food, as they can’t cope if the customers come close together. Ideal location with a short walk to nearby restaurants and bars and just a 15 minute stroll to the main city centre. Plenty of parking and a short drive to the airport. The hotel served a purpose but a little disappointed for what you paid for.

Poor experience

Stayed for two nights following our trip to the Hebrides. On arrival we were met by the host didn't give his name just the key to our room and took payment. It's a very average B&B. The bed in the room was rock hard and the pillows were uncomfortable it didn't make for a good nights sleep.
The kettle wouldn't switch off automatically which is dangerous. We made a cup of tea on arrival and had the pack of two biscuits provided. Neither the milk or the biscuits were replaced the following day. Read previous reviews which said there was bottles of water provided there wasn't. There were no choices at breakfast it consisted of boxes of Kellog cereals, no muslie or fruit to add to the cereals although there was yoghurt available. It was a cooked breakfast only, no choice of smoked salmon and scrambled eggs which is standard fare at other B&Bs. I had the cooked breakfast omitting the beans and tomato. When it came the two fried eggs had hard yolks and were one on top of the other and very greasy, the sausages were thin, tasteless and just cooked on one side. My wife had scrambled egg which she said was tasteless. It has stickers on the stairs telling you which side to use going up or down, bit like a primary school. It is not a welcoming B&B. We have stayed in lots of B&Bs and cottages and I have to say this is not what we are used to and is at the bottom of the list. I don't think the hosts know what people staying expect and I am just talking about the basics, a good nights sleep and choices at breakfast even bottled water. All in all this was not a great experience, we left for home early missing the breakfast on purpose.

Wonderful little Townhouse near Haymarket Station. Good public transport position with two busstops nearby.

This little guesthouse lies wonderfully in the middle of Edinburgh. From there it is a short bus trip into the city Center. We had the room B on the ground floor, which is a room with 3 beds in there. It has a bathroom in the room. Very much space in the room and the bath is very nice. Only thing it would be better to have more towel rails so that the towels can dry better over the day and you can use them more often and don’t have to change to often.
The cooked breakfast in the morning was perfect and delicious. In addition to that you could have some pastries, some yoghurts and also some different cereals.
Highly recommended to stay there.

Clean & comfortable, caring staff & good breakfast

We had a lovely, comfortable 2 night stay at Ashgrove House Hotel in Edinburgh. It is in a very convenient location, a ten minute walk from Haymarket train station.
We had a twin room (room 1) on the first floor, overlooking the garden at the back of the house. It was really light and quiet (and we are from a quiet place), apart from the odd seagull!
The room was spacious and extremely clean with comfortable beds. There was a 10.5 tog M&S duvet on the bed, which I knew would be far too warm for me so we asked if they had any summer weight duvets. Unfortunately not, but they gave us a spare duvet cover so I used that and a blanket which was already provided and was the perfect temperature.
The en-suite shower room was small but had everything required. The electric shower was great - lovely hot water on demand. Nice toiletries were provided too; not really cheap over-scented ones.
Breakfast was delicious - a really good quality full English, plus cereal, fruit and yoghurt if you wanted it.
The staff were friendly and helpful, even letting us leave our bags there before we had checked in. We saw that other people had left theirs too, so it's obviously not a problem for them.
We really enjoyed our stay at Ashgrove House - it was exactly what we needed, a peaceful bolthole after a busy conference. We slept really well and felt well cared for and looked after. Thank you James, Sunny and team for a lovely stay. We will be back!
