Very friendly hosts. The property is in a good location, bus stop just outside so really handy. The room was a good size and the facilities were great

Cleanliness and maintainence issues abound
Unfortunately Fraoch House was the worst place I stayed on my entire two week vacation to Scotland and Ireland. The proprietor was communicative and accommodating of my late check in and genuinely tried to help solve a few of the issues I had during my stay (I was visiting Edinburgh during a heatwave and needed lighter blankets for my bed which they kindly provided; I had an issue with the WiFi not working so he replaced the router near my room which, while a good attempt at a fix, never actually solved the issue). The location is amazing and was in a great spot for getting around the rest of the city via public transit.
That all being said, I’m giving this place such a low rating due to cleanliness and overall quality of the accommodations. The entire property was carpeted both in the common areas and my room; this is common in UK hotels and guest houses, so not an issue per se, however the carpet was coming detached from the floor and had rips in multiple places, including the stairs, creating tripping hazards. It was stained everywhere and my room looked as if it hadn’t been vacuumed before I checked in with lots of particles, hairs, and other unknown crumbs strewn about it, making me feel as if I needed to wear shoes anytime I walked around my room (fortunately I had some slippers with me that I wore at all times). The fabric of the furniture in my room was also stained and had lots of crumbs nestled in the cushions. The painted walls had scuffs all along them and the wallpaper in my room was detaching from wall and was clearly being held in place by the bedside table. When I went to dry off after my first shower a big clump of hair was folded up in the towel. There were stray hairs on the bathroom counter and in the shower. Say what you will, but in my opinion, stray hairs from previous guests are one of the worst things to discover when staying in a hotel or guest house and really demonstrates a lack of attention to detail in cleaning. The windows were hard to open and had to be held in place using metal slots that screws drilled into the window slipped into. Smart enough but the slots were lined up in such a way that you couldn’t open the windows any more than an inch and a half at best making the room incredibly stuffy on warm days like the city was experiencing.
Some of these issues I could overlook if this had a lower star designation, however this is supposedly a 4-star lodging as indicated across multiple online platforms as well as posted on placard on the guest house beside the door as you enter; I cannot for the life of me understand how it could have received this designation. The friends I was visiting said lodging in Edinburgh is notoriously bad, so maybe this is how Fraoch House gets away with continuing to operate with such obvious issues, but I would seriously consider another place to stay when booking your holiday in Edinburgh.

Could not be happier with our stay at Froach House in Edinburgh! From the moment that two rather exhausted travellers showed up on the doorstep, Dylan took us in and was exceptionally helpful.
The house is wonderful and cozy, and perfectly situated in the neighborhood to grab either bus or tram and explore the city, or find a cafe or pub and relax. We stayed on the top floor, giving us beautiful breezes and sunsets to enjoy, an extremely comfortable bed, and hot tea to make in the room.
We could not have asked for a better place to stay, nor better service from our host. A younger generation raised on only Airbnb and self check-ins will not realize how great staying in a well-run bed and breakfast is. Froach House is a 10/10.

Lovely stay just outside of the city center. Spacious room and the couch was oh so comfy. Great reception upon arrival and was able to keep bags at the guesthouse while we walked about town since we had a later flight.

10/10 recommend Froach House! The staff is amazing, the house is beautiful, and the rooms are huge. I had an excellent stay here and would absolutely book here again!
