This guest House is locaute at a very pleasent area of the city, with plenty of bus options. The staff is very responsive and helpful. Big rooms, but some sort of refurbishment will be necessary soon.

AVOID!!!

Booked for 4 Nights Friday 29th - Tuesday 2nd June. Problems immediately upon arrival. Other than the booking details there was no other information forwarded to us such as access to property, parking etc. Had to telephone to gain access and the person I spoke was rude and kept asking me to repeat my name. He said he would send info. through WhatsApp.
The information was not clear and this is borne out as we had to assist two other couples experiencing the exact same problem.
The room was tatty, unkempt, a sliding window sash is dangerously loose as it is not properly affixed into the sliders (photo taken), and rattled in the wind.
The Wi-Fi was appalling. The first three days it was non existent and final day it was intermittent. This caused problems as we could not do our work on the laptop we had taken with us.
The bathroom is of concern - shower head was falling from the wall (photo taken), toilet handle hanging off (photo taken), shower screen disgusting (photo taken), and no lock on door either. Lack of maintenance and cleaning regime is an understatement.
The final insult was when handing the key in, we weren’t asked if we had had a nice stay but were castigated for taking some clean cups up to the room on our last night of stay!
Please note cups were not removed for cleaning over the four nights, nor was the bed made up, nor were the coffee and milk replaced, and the towels were only replaced with hand towels. They don't care.
All that approximately £150 per night - I would suggest is very poor “value” for money. No parking on site at all. Not once were we spoken to by the Proprietors, in fact we were ignored by the staff we did see only to remonstrate about the removal of cups. Never ever again! Read other reviews of this place before booking, I wish I had.
We visit Edinburgh around 4 to 6 times a year, and this is without doubt one the worst places we have stayed, and one of the most expensive. AVOID!!!

Poor mediocre “hotel”

Mediocre basic room.
You arrive, phone a number and are given a passcode to enter and for the key safe.
Corridors are very tired.
Divan bed stained, furniture worn and dented and faded.
Garden view is more like a patio view with weeds, if you can lol past the cracks in the windows….
My husband booked this. What a mistake and waste of money!! Be better with a travelodge.
How they can call themselves a hotel is beyond me. You’re left to your own devices?! Not a single person who “works” there.
Owners clearly after a quick buck, charging over inflated prices doing the minimal amount of work.

Dirty, miserable and sour host.

This was as far as the ugly pictures it could come. Started at entrance. The doors were worn and dirty inside and outside. The dining room was dirty on the refrigerator etc. the rooms and the bathroom especially were dirty. Fungi and spindle tissue and dirty. Painting the shell off and the overall experience was completely miserable. Very listened and all orat, closing doors etc. sounded well. Galskittent carpet on floor running with stains. Because of rugby fighting, this was the only thing available. Definitely not recommended. Breakfast was miserable only croissants in 3 varieties. Clean bed linen/towels were in bags at the entrance. Not advised to live there. We car there from 05.03-08.03 2026. We lived in the main floor. Room number 2.

SHOCKINGLY BAD

We recently stayed here over 2 nights and I was honestly scared for our safety and health! The place was filthy!! the electrics were horrendous with wobbly sockets and switches and flickering lights, leaking coffee machine placed next to wall sockets, disgusting “common fridge”, bathroom with plumbing that was backing up with debris in the sink and shower, black mould in the bathroom, toilet seat hanging off, the floor throughout was clearly uncleaned with Kirby’s from previous visitors still on the bathroom floor. Staining on the walls and furniture in various colours including the bed! Ripped bedsheets and hair on the “clean towels”. There was both dead bugs to be seen clearly not swept up and live bugs including some sort of beetles and spiders with multiple webs hanging from the ceiling, we were scared to stand on the floor without shoes on! Do not stay here it’s horrendous!
Communication between us and the business was non existent although we tried to communicate numerous times! We bought rubber gloves and bleach and cleaned the place as best we could with what we had as everything was booked due to a concert and we had driven 5 hours! We thought we would see someone in the morning as there was supposed to be a breakfast on offer…. There was nobody to be seen and no breakfast to be seen either in fact the snacks we had brought for ourselves and reluctantly put in the dirty fridge was opened by someone and ate so we left as soon as we were ready for the day! We seen someone delivering bread as we were leaving however once inside no bread or refreshments to be seen either! The only thing we say was a small box with instant coffee sachets with a few sachets of sugar to be shared among the whole house. Our room had a connected door to another room which was attempted to be opened by the other side numerous times and we had no windows to be opened. Our room had a patio door that had no seal so the outside was visable through the warped seam and only a small latch with no lock kept the door closed in my opinion one hard push would easily open that door from inside or out! However we felt we couldn’t open the door as other guests would be locked out unable to enter the front door and unable to contact staff were approaching the door to attempt entry… to our room?!?! This place should be shut down as it’s a hazard in more ways than 1. Safety and wellbeing of people staying here are at risk! I’ve never left a bad review on a hotel before but this was unbelievably bad!
Finally we paid over £1000 for the two nights for 2 beds and communication to complain has not been responded to!
