what a find

what a fantastic find, stunning house, beautiful gardens, the hosts Aaran and John were delightful, nothing at all was any bother to them, would definitley go again, handy for the small town of Peebles,40 mins to Edinburgh. stayed for a week with family.

Great place for the whole family

We went with three generations of family to stay. Loads of room for the kids to play. The grounds are kept beautifully right down to the river.
The WiFi was fine for 8 people and the hosts, who live next door, were helpful and provided very generous groceries / supplies upon arrival.
It's in a semi-rural location so there were a lot of flies but nothing fly paper or a zapper wouldn't fix.
Comfy beds, all on one level, several TVs, big kitchen, amazingly tolerant cat whom the kids loved!
Would recommend to anyone.
We stayed in July and were able to explore all around the many paths and trails. Great place for a short or long stay.

Absolutely fantastic <3

I couldn’t have been in a better place! I ended up staying at Torview House for a couple of months due to working in the area, it was my first time in Scotland and my first time away from home doing a big stint, I feel pretty blessed that my work put me up at this b&b, I think if I’d have been put anywhere else I would have been massively homesick...but thanks to Arran who made me feel so welcome and at home, I couldn’t have been in a better place. From her amazing breakfasts in the morning to sitting in the communal sitting room with the log fire burning in the evening, even to her leaving little chocolate bars in your room for you everyday! (Yes I did end up gaining a bit of weight!) she always went the extra mile, not only for me but also for all of the guests I seen come and go throughout my stay there. She’s attentive to absolutely everyone and nothing is ever any trouble. Lyne station where Torview is, is just the prettiest place, especially in Autumn, I went for a few walks around the local area and it’s just surrounded by beauty! Peebles the town centre is about a 10 minute drive, 20pence to park for four hours!! I couldn’t believe how cheap it was for parking!! The town is also very cute, however it’s quite nice to stay out of the town centre and be somewhere so quiet and peaceful. I will 100% be coming back here whether it’s for work or just to visit, an amazing first time in Scotland that was made so great because of Arran. What an amazing person she is and what a lovely b&b she has. The rooms are just lovely, the beds are comfy, en suite bathrooms are great, coffee and tea making facilities in your room and tv and WiFi! Plus parking...what more could you need!?

A warm friendly welcome

A fantastic modern country home with features and decor that both surprise and amaze. The proprietors are exceedingly welcoming and very accommodating of visitors needs. The rooms spacious and delightfully decorated. The breakfast is a wow, with a self-catering option available for other meals. I’ll definitely be staying here again on future trips to the area.

Great breakfasts!

We enjoyed our stay here - and the luxury of a downstairs room. In fact all the rooms here are downstairs, which is a big plus for older travellers!
Parking was ample, and we enjoyed the breakfast choices.
Everything was clean and comfortable.
