room and location

it is a very good hotel, the old city is near ICHON KALA, the rooms are very big, clean and comfortable, the old city can be seen from the window, the hotel is located in a very convenient location

2 Star Hotel at best. Be warned if you are expecting 4 star hotel.

This is not a 4 Star Hotel although we stayed here on a Mercury Holidays tour that advertised 4 star hotels. No elevator, steep steps to first floor. All electrical outlets worked on one wall of the room and the air conditioner gave up in the middle of the night. 2 exposed electrical wires coming out of the wall. One of the group had such a bad night they moved next door for the second night.

I am amazed by the good reviews. The place is terrible

I have never once felt compelled to demand to be moved to another hotel before I stayed here.
So let’s start with the two positives. The location is good, close to the old city. It does a good breakfast.
And sadly that’s it really. The rooms are poorly lit, no main lights in them, only bedside ones. In my case both of these had blown, thanks to the dangerous electrics in the place. Wires sticking out of walls, loose sockets and exposed wires in the bathrooms. My bathroom light exploded when I went to shower after the one night I spent there. The beds were hard and uncomfortable, and mine kept flipping me out of it every time I moved. The bedding was also very unpleasant. Frankly, I’d just book somewhere else, until they get their electrics safe. I’m not keen on arcs of electricity coming out of sockets . The ones where this did not happen were the many fused ones in the place.

Pleasant hotel

The Hotel Hayat Inn is a pleasant but unremarkable hotel in the fantastic historical city of Khiva. It is just outside the city walls but the walk in is pleasant. The rooms are basic but comfortable, there is a large reception area with wifi, the breakfast buffet is quite good and the staff are friendly.

Big basic rooms

Room was big with a huge bed, the mattress had some lumps and bumps but with a bit of positioning you could get quite comfortable.
Breakfast better than average based on previous stays in Central Asia.
Hotel is outside walls (SW) corner around a 10 minute walk from the main west gate.
Hotel staff were great, Wifi was free but poor. Room had strong aircon, it didn't seem to be adjustable just on or off.
A couple of bottles of water were provided, no fridge.
Seems to be popular with big groups, it has plenty of parking
